To be allowed to rent out their home, the owner must make sure certain conditions are met. Before you embark on your rental project, it’s essential to consider the requirements for offering your property as holiday rentals (floor area, amenities, compliance with standards, etc.).

Before placing your home under rental management, make sure it is furnished and equipped to offer visitors a comfortable, functional place to stay.

A furnished property must allow the tenant to unpack straight away, with everything they need for their stay available on arrival: furniture, storage space, equipment and everyday essentials. As you can see, renting out a furnished property can’t be improvised!

Here are the rules to follow:

A minimum living area of 9 m²:

A property offered for rent must have a living area of at least 9 m² and a ceiling height of at least 2.20 m.

Ensure the safety and health of your future travelers:

  • Protect the property against air infiltration: doors, windows and walls must be sufficiently airtight.
  • The property must have a compliant electricity and/or gas connection network.
  • Sufficient daylight and curtains/shutters in the main rooms (intended for living or sleeping).
  • Access to drinking water and hot water.
  • Working sanitary facilities and water drainage.

Declaration of a furnished tourist accommodation at the Town Hall:

The Town Hall, regardless of the municipality, asks owners to file a declaration as a furnished tourist accommodation. To do so, there are two options:

This declaration is mandatory for owners of both second homes and primary residences.

If your rental project is to offer a furnished rental, you must make sure your property is equipped with basic furniture and accessories. As a reminder, a furnished tourist accommodation must allow future travelers to settle in and live comfortably during their stay.

Here are the amenities you need to rent out your property:

GENERAL EQUIPMENT:

  • Three sets of keys
  • A smoke and carbon monoxide detector
  • Storage shelves
  • Cleaning equipment suited to the property’s features (vacuum cleaner, broom and mop).

KITCHEN:

  • Cooktop
  • Oven and/or microwave oven
  • Refrigerator
  • Freezer or freezer compartment in the refrigerator
  • Crockery and cutlery equivalent to twice the sleeping capacity
  • Kitchen utensils (colander, spatula, cutting board, corkscrew, bottle opener, one small and 2 large saucepans, 2 frying pans and 1 stockpot)
  • Water and wine glasses equivalent to twice the sleeping capacity (excluding wine glasses, 1 set is enough)
  • Toaster, kettle and/or coffee machine
  • Trash can

LIVING ROOM:

  • Tables & chairs (equivalent to the sleeping capacity)
  • Sofa/armchair

BATHROOM:

  • Storage space
  • Towel rack, small trash can
  • Shower curtain or bath screen

BEDROOM:

  • Bedside lamp
  • One duvet and one pillow per bed
  • Waterproof mattress protector per mattress
  • Shutters or curtains
  • Wardrobe or shelf, hangers
  • Regulatory label if bunk beds

Some amenities may vary depending on the destination where your property is located: SEA or MOUNTAINS.

  1. Remember to keep your personal belongings and valuables safe.
  2. Keep as much space available in the closets as possible for travelers’ belongings
  3. Provide instructions for using the main equipment in your apartment (TV, washing machine, oven, etc.)
